Net Zero Property Securities: Building a more Sustainable Future

The real estate sector contributes approximately 40% of global greenhouse gas emissions and has the greatest potential to reduce emissions over time – in this context our global property securities team has developed a market-leading net zero framework incorporating Scope 1, 2 and (often ignored but highly impactful) 3 emissions to support an independently accredited portfolio net zero date of 2039.

As we build towards a more sustainable future and the spectre of stagflation looms large, our investment professionals and Peter Hill-King (Head of Manager Research at Buck) will examine the critical role that an allocation to listed property can play in transitioning towards net zero, increasing inflation protection, yielding stable cash flows and providing a diversified source of returns.

Peter Hill-King headshot

Peter Hill-King
Head of Investment Research, Buck

Peter has extensive experience in investment manager research and portfolio management. He leads the Buck investment research team and is responsible for views on managers.  Peter joined Buck in 2017 and is based in the London office.

Peter has 25 years’ experience in appraising investment strategies globally, working for pension consultancies, fund of funds and asset managers. His experience includes both traditional equity strategies, multi-asset and alternatives funds, including infrastructure and real estate. A member of various investment committees, he has advised DB pension schemes, DC schemes, Mastertrusts as well as advising investment managers on process and strategy.  His breadth of experience provides a keen understanding of the wider changes within the pension fund investment landscape in addition to granular portfolio analysis.

After starting his career in the construction industry, Peter graduated from Coventry University with a 1st class degree in Financial Economics and from the University of Exeter with a Masters in Finance and Investment. He is a CFA charterholder.

Stephen Hayes
Head of Property Securities, First Sentier Investors

Stephen holds a Bachelor of Commerce (Economics and Management) from the University of Wollongong and is a Fellow of the Financial Services Institute of Australia.

In his role, Stephen is responsible for management of the Global Property Securities team, one of a number of First Sentier Investors investment teams. The team manages Domestic, Asian and Global Property Securities portfolios for a number of funds. 

Prior to re-joining the company in September 2012, Stephen was Managing Director at Perennial Real Estate Investments, where he worked for over six years. Before his time at Perennial, Stephen worked at the company as Head of Property Securities.

Will Oulton
Global Head of Responsible Investment, First Sentier Invstors

Will Oulton is the Global Head, Responsible Investment at First Sentier Investors (FSI) based in the UK and is responsible for defining and delivering FSI’s responsible investment and stewardship strategy globally.  In this role he is tasked with advancing FSI’s understanding of how ESG Factors impact long term investment value.  He is also responsible for developing FSI’s thought leadership programs and managing the RI Governance structure for the business. He is also the Chair of the First Sentier MUFG Sustainable Investment Institute, which was launched in May 2021.

Previous to this he was the Head of Responsible Investment for Mercer Investments across Europe, the Middle East and Africa, advising institutional asset owners on environmental, social and corporate governance matters. He has over 20 years of experience working in sustainable and responsible investment. Before joining Mercer, Will was the Director of Responsible Investment at FTSE Group, where he led the development of FTSE’s global sustainability indices and services. 

In December 2015 he was appointed Chairman of the European Sustainable Investment Forum (Eurosif). He is a fellow of the Royal Society of Arts, an Honorary Associate Professor at Nottingham University Business School’s International Centre for Corporate Social Responsibility, Expert Panel Member of the Prince’s Accounting for Sustainability program and sits on a number of investment industry advisory boards and committees. More recently, he became a Trustee Director on the board of the UK’s Marine Conservation Society.

Clare Wood
Global Head of Product, First Sentier Invstors

Clare Wood is currently Global Head of Product for FSI and sits on the board of directors of certain of FSI’s operating entities and collective investment schemes in EMEA. Dr Wood joined FSI in August 2018 as Global Head of Investment Assurance and her current role continues to oversee this activity.

Prior to this, Dr Wood was Head of Portfolio Risk Management at Kames Capital in Edinburgh and worked with the Fairfield Greenwich Group and Foundation Capital Strategies, in Bermuda. Dr Wood has recently acted as Trustee of a hybrid defined benefit / defined contribution pension scheme and of a charity providing residential and day services for adults with learning disabilities. Dr Wood holds a BSc Hons 1st Class degree in Pure and Applied Mathematics from the University of Sheffield and a Ph.D. from that University’s Department of Automatic Control and Systems Engineering.
